Home inspections

We take pride in our work and gain satisfaction by using our technical knowledge to discover dwelling defects or malfunctions. There are numerous systems within any house that interact together to provide a safe, dry, warm or cool, and attractive space within which to reside. The next few sections preview some of what a Pacific Ridge home inspection entails for us, and what you receive.

The Exterior

The siding is evaluated for its current ability to shed water. The paint is examined to ascertain its ability to protect against the climate. Any rot that can be discovered on the exterior surfaces of the building is noted. Exterior flashing is inspected for signs of corrosion, or it may be missing entirely in some places. Attic and foundation screens at the home's exterior are viewed for damage, or clogging. It is also important to evaluate storm water drainage away from the house, and how it relates to building site slope, due to all the damage it can do. 

Decks

There have been many incidents of decks falling off of houses, causing injuries or fatalities. Old decks are often rotted because, in former times, untreated fir was used to frame them.  Current building codes are very particular about what wood may be used in the framing, how the deck is attached to the house, and the handrails and guards the required baluster spacing and more. We are diligent about assuring that the deck is safe, and properly built.

The crawlspace

Under the house we survey for any rot or wood destroying insects that present in the underfloor structures and subfloor. We look for cracking or damage to the foundation, and whether it bows due to the action of water or tree roots. There may be standing  storm water under the house, which can invite rot or insects. There are often signs of animals nesting here due to missing vent covers or open access doors. The underfloor insulation is evaluated for damage due to water or nesting. The specific kind of plumbing and electrical components in use, can be easily seen and evaluated here.

The Roof

We examine the roof for old, damaged or missing shingles and flashing components. We look for roofing nails poking through the shingles and whether. Wooden trim components may touch the roof surface, causing rot there. Roof flashing is investigated to assure it is  properly installed. The chimney is inspected for water entry points and damage or corrosion. We check whether  rain gutters and downspouts effectively convey water well away from the house.

The Attic

In the attic we evaluate the insulation, analyze visible electrical components and plumbing vents. The roof framing is sometimes inadequate and may need to be evaluated for structural issues. Water vapor often enters the attic from the living space through various cracks, due to cooking or bathing, and can condenses on the cold framing, causing mold and mildew there. Leakage from a faulty roof can be seen here. The attic is also a location where residue of animal infestations is often found.

The Electrical System

We gather information about the electrical systems during our inspections of the various rooms, and by visiting to the main breaker panel. The system is evaluated for safety. Junctions between wires are often made in an improperly or are not covered, setting up conditions for an electrocution or fire. Too much current is flowing through too small a wire, may also cause a fire. We ensure that ground fault circuit interrupters are present in the kitchen bathrooms and outside. 

The Plumbing System

The plumbing is surveyed for leaks. The type of supply and drain pipes are noted as some types of old pipes can be problematic. The whole system is evaluated for any obvious drainage or water supply problems at the fittings or appliances. The plumbing fittings and areas under the sinks, around the toilets, showers are evaluated.

The Appliances

All the attached appliances are operated to evaluate for function. The furnace is analyzed for corrosion and disfunction. All visible ducts are checked for signs of leakage, which can cause considerable expense and whole house problems.  The water heater is evaluated for age and corrosion. The dishwasher, garbage disposal and microwave are operated to see if they work. Any wood burning stoves or decorative fireplaces, or conventional fireplaces are examined for wear, corrosion and proper functioning. Cooktops and ovens and their electrical connections are also examined. Gas vents are checked to determine if they are installed properly and do not leak. If there are any fuel burning appliances, then a carbon monoxide detector is looked for.

The Report

All of the above observations are carefully noted along with many others, and state mandated information.  Photos are taken to illustrate and document our findings. I take time to choose the best way to express my concerns, so that they are understandable. These items are included in a thorough report. There we carefully document all of our findings and recommendations. We indicate which items are more crucial and which are deferred maintenance.
